TECHNICAL INFORMATION

Area Land classified by the General Urban Plan of Marbella as Building Land not zoned located to the south of the highway and the environment of the Shopping Center "La Cañada".

The urban processing of this area is pending on the Town Hall technical report about the proposal submitted by Grupo Corporación, on the 23 December 2013, majority owner of the land covered by that sector, owning 191,649.52 square meters. It is hoped that the approval of the Sector Plan will take place before the end of the year 2015.

The estimated building coefficient of the area is 0.18 square meters of roof/ square meters of floor area on a total area of 347,554.84 square meters of floor area, which applied to the total floor area owned by Grupo Corporacion (191,649.52 square meters) correspond 34.496.91 square meters of roof/square meters of floor area for residential use of which figure there will be discounted the corresponding cessions to the Town Hall (10%), Outside General Systems (if applicable) and the area corresponding to the Public Domain.

The development costs of the full Sector Plan amount approximately to 300 € per square meter of roof.
