TECHNICAL INFORMATION
We refer to the area of land classified by the General Urban Plan for Marbella as Building Land not zoned and determined in the General Urban Plan, as well as in the Territorial Plans, as a strategic area and opportunity and located in the north of the highway and environment of the existing shopping center known as "La Cañada".
It is a strategic project with the objective of transferring the Park "La Ermita” to the area of "La Serrania”, transferring the rights of current owners to "La Serranía”, whose owners, in turn , will offset a significant portion of their building rights in today's "La Ermita" with tourist destinations, commercial, economic and upscale residential uses, all linked to the construction of the new marina of Marbella, present "La Bajadilla" pillar project in this Strategic Area and future icon and emblem of Marbella of the XXI century.
The processing of the Sector Plan is currently at the stage of analyzing the suggestions made to the draft of the initial proposal by the Architects team appointed by the City of Marbella and at the same time in the process of Drafting the proper Sector Plan which it is consider that the Definitive Approval will take place during the last quarter of 2.015, bearing in mind that the Town Hall and the Regional Authority (Junta de Andalucia) are considering is Declaration as a “Regional Interest Actuation” to be approved by the Junta de Andalucia.
Today's proposal provides an approximate building area of 286.000 square meters on a total area of 817.603 square meters of floor area, which applied to the total area of land owned by the Corporation Group (765.860,23square meters), more than 90%, correspond approximately to 257.000 square meters of roof/square meters of floor area for use by economic activities where they can be accommodated as stimulating initiatives such as the implementation of a "city car" or service outlet medium and high standing as well as academic and professional, new technologies (I + D + I) training, etc., and with the addition, at the time, residential uses that can be integrated into the structures.
The development costs of the entire Sector Plan amounted to, approximately, 270 € per square meter of roof.
Construction costs allocated to the Group Corporation are estimated at around € 400-500 per square meters of roof/square meters of floor including the costs of legal fees and technical character.
Expectations of job creation in this regional performance can reach over 5.000 jobs figure plus all indirect arising.
