This land area is classified as Urban Land Unconsolidated in the current General Urban Plan for Marbella and is adjacent to the setting of the Commercial Centre "La Cañada".
Grupo Corporacion started the corresponding Partial Urban Plan that is currently pending the sectorial report of the Andalusian Water Agency. It is estimated that the Final and Definitive Approval of the Partial Urban Plan will take place on December 2.014 at which time it will be started the Urbanisation Project and the Compensation Board will be constitute.
Furthermore, it should be noted that this Partial Plan fixed a building coefficient of 0'4765 buildable square feet of roof / floor square meters on a total area of 485.152 m sector, which applied to the total area of land owned by the Group is set Corporation (98,390.67 m²) correspond to this Group 48.833,56 m²t/ m²s maximum gross floor area for commercial uses. Part of the resulting building area has already been implemented, pending development around 100.000 m²t.
The development costs of the entire Partial Urban Plan amount to 39,761,805.66 € of which correspond to the Corporation Group around 7,554,743.06 €.
The construction costs of the building area assigned to Group Corporation are estimated around € 700-800 per square meters of roof including the costs of legal fees and technical character.
